All property management services are governed exclusively by separate written agreements. Terms, fees, responsibilities, and scope of services are controlled by those agreements and not by this website.

4. User Responsibilities

You agree to:

  • Provide accurate and complete information

  • Maintain the confidentiality of login credentials

  • Use Services only for lawful purposes

  • Refrain from interfering with system security or functionality

5. Intellectual Property

6. Tenant Portal Terms

Tenants may be granted access to an online portal for rent payments, maintenance requests, documents, and communications.

  • Portal access is provided as a convenience only

  • Rent is not considered paid until funds are successfully received and processed

  • Maintenance requests submitted through the portal are not guaranteed to be immediately addressed

  • Emergency maintenance must be reported according to lease instructions, not solely through the portal

Central Property Services is not responsible for delays caused by system outages, third-party payment processors, or internet disruptions.

7. Owner Portal Terms

Property owners may access an online portal for financial reports, documents, and communications.

  • Reports are based on available accounting data and may be subject to adjustment

  • Owners remain responsible for reviewing statements and reporting discrepancies

  • Portal availability is not guaranteed at all times

The portal does not replace the governing management agreement.

8. Fair Housing & Anti-Discrimination Policy

Central Rental Services strictly complies with all applicable federal, state, and local Fair Housing laws, including but not limited to the Fair Housing Act and California Fair Employment and Housing Act.

We do not discriminate on the basis of race, color, religion, sex, gender, gender identity, sexual orientation, marital status, national origin, ancestry, familial status, disability, age, source of income, or any other protected characteristic.

All housing decisions are based on lawful, objective, and non-discriminatory criteria.

9. Electronic Communications & E-Sign Consent

By using our Services, you consent to receive communications electronically, including emails, texts, portal messages, and electronic signatures.

  • Electronic records satisfy legal notice requirements

  • You may withdraw consent by providing written notice

  • Withdrawal of consent may limit or delay services

You are responsible for maintaining current contact information

10. Disclaimer of Warranties

The website and Services are provided “as is” and “as available.” Central Rental Services makes no warranties regarding accuracy, availability, or fitness for a particular purpose.

11. Limitation of Liability

12. Arbitration & Dispute Resolution

Any dispute arising out of or relating to these Terms or the Services shall be resolved by binding arbitration, rather than court litigation, except where prohibited by law.

  • Arbitration shall be conducted in California

  • Each party bears its own costs unless otherwise required by law

  • Claims must be brought in an individual capacity, not as part of a class action

Nothing in this section prevents either party from seeking injunctive or equitable relief where permitted.

13. Third-Party Services

We may use third-party vendors for payments, portals, or communications. Central Property Services is not responsible for the actions, errors, or availability of third-party services.

14. Privacy
